Management

Tenant Placement and Screening 

With continual advertising, we take numerous calls daily to keep units fully rented. We require each potential tenant to complete an application, then follow up with a thorough background check to verify their employment, rental history, and credit & criminal history. This helps assure that your property will have the best tenant possible.


Maintenance

To save you money, we use preferred venders or our own people to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year.  We   can also coordinate yard and ground maintenance, snow removal, winterization and other routine maintenance.  We even provide 24/7 emergency call service.


Inspections

We perform routine drive-by inspections, and annual safety inspections which include a thorough inspection of your unit, both inside and outside. This helps us ensure your property is being properly cared for.


Evictions / Collections

If rents are not paid by the 4th of the month, we begin the processes necessary to collect rents or evict tenants.


Accounting

Our company is highly automated and web-based.  Owner disbursements are available on or about the 15th of the month. Whether you prefer traditional statements in the mail, or real-time update statements online we can accommodate your needs.  Our web site will allow you to log into your owner's portfolio and download your monthly statements.  You can even receive your owner disbursements via direct deposit and as well as make contributions via electronic check or credit card.   We can provide numerous reports including tenant rental histories, property rental histories, tax information for you or your accountant, and a host of other reports at your request.
